After our last post where we got familiar with the stages that an interior design project goes through, we should get to know the details in construction works. The remodel is another complex process with different steps that should be completed in a certain order, otherwise some issues may arise that could slow down the whole operation and lead to additional expenses.
Before we get the remodel started however, it would be good to research local contractors and get an estimate of labor and material costs. The interior designer may recommend a crew and prepare a bill of quantities and cost estimates. That would be a huge relief for the client as they would not have to worry about finding all that information on their own. Another important advantage is that designers are usually in close contact with experienced contractors. All that is a guarantee that the remodel will be carried out with great care and precision.
As soon as we have our price list and have assembled a work team, we can head on to construction works. The first step is to take out old furnishings, tear down partition walls, get rid of old tiles, wood floors and aged interior doors. In the end, all construction waste should be properly taken away.
Should old windows be replaced, then it is time to schedule an appointment with a handyman who will take measures and install new windows. If new partition walls need to be built, this would have to be done now, too. In the meantime, door openings should be set up and measured, so the interior doors can be made. They would however be installed later on.
Before we start working on wall and floor finishes, we should make sure that the water and sewage system is up to date and suits our needs. If it is too old and damaged, then it should be entirely renewed. Then, the electrical works and wiring should be carried out – all lighting points, switches and sockets should be set up. Again, any old components of the electrical system should be completely replaced with new ones. The installations setup is one of the most important steps in remodel works. It is unacceptable to disregard it as all future amendments will cause demolition works and extra costs.
After the water and electrical systems are complete, we can move on with insulation works (if at all necessary) and drop ceilings construction. Then, all walls and surfaces should be evened out in preparation for the next stage.
It is time to lay the tiles and mosaics, and grout the joints. Then, wall finishes should be applied – paint, plaster, wallpaper, paneling… anything that is a part of the project. Finally, hardwood or laminate floors should be installed. In the meantime, it is a good idea to place an order on custom made furniture. After the walls and floors are finished, a handyman can come in, take measures and get the manufacture process started. Do have in mind that the whole thing usually takes at least a month, so unless you want to delay the completion of the project, do not postpone contacting your local furniture maker.
The final step is setting up the last details – switches and sockets, sanitary ware, furniture, appliances and interior doors. It is recommended to leave the lighting fixtures for last – we have seen expensive chandeliers broken by a careless handyman just because the clients have been too impatient to hang them.
After the site is cleaned and the design is spruced up with decorations and accessories, the place is ready to welcome its new inhabitants.
